Client Manager : Create CMA
What is it?
A Comparative Market Analysis (CMA) is a report, created by your real estate agent, to determine the fair market value of a home (subject property). CMAs use information about properties similar to the subject property that have recently sold, have pending sales contracts and/or are currently for sale. The CMA is used to establish the fair market value in the current market. This price is used as a guide to either list a home or make an offer on a home.
How do I use it?
To create a comparative market analysis, click on Create CMA in Client Manager. Identify the client by selecting an existing client or creating a new client.
Existing Client – Type the clients name in the search field and select them by checking the box beside their name and clicking the Select Client button.
New Client – Enter the new client’s information in the fields, choose client type and click the Create Client button.
Describe the Subject Property by entering the information in the required fields then click the submit button or you can choose to select the property by MLS# if the listing is ACTIVE. You can define the area for your comparable by increasing the red box on the map or use the drawing tools for additional areas.
The subject property displays below the map with comparables for active and sold listings and statistics for pricing. Once you click Create CMA, the report is saved. You can select “YES” in the drop down for Deliver to Client and the report will appear in the clients account.
Existing Client – Someone who is already in your Client Manager list.
New Client – Someone you wish to add to your Client Manager.
Describe Property - Details describing the subject property.
Comparables — Homes similar in age, size, location and features that compare to the subject home.
Analysis — A graph showing Area Competition, Market Time, Buyer Interest Guide and Price Analysis.
Can I create a CMA on a property that is not in the MLS? – Yes, Describe the Subject Property by entering the information in the required fields then click the submit button or you can choose to select the property by MLS# if the listing is ACTIVE.
How do I edit my CMA that I just created? Select the address you wish to edit by clicking the icon beside the address. Make any changes to the property description, map area and comparables, click submit then click the Create CMA button.
How do I delete a CMA? Select the address you wish to edit by clicking the icon beside the address. Click the word Delete. An alert will appear asking you to confirm you want to delete.
How can I send the CMA to my client? Select the address you wish to edit by clicking the icon beside the address. In the column, “Deliver to Client”, select yes or no from the drop down. By selecting YES, the CMA will automatically be sent to the clients Dashboard.
